The above fees when paid will hold the property for a limited time subject to satisfactory references.
Administration fee includes:
Identity and Right to Rent check
Financial credit check
Obtaining references from employers, previous landlords and/or agents
Drawing up the invoice and tenancy agreement
If tenants wish to renew for a further term once the initial contract expires there is a renewal fee of £120* (per property).
Should tenants wish to break their contract early (subject to the landlords approval) there is an early leaving charge of £250*. Full rent to be paid until a new tenants moves in.
Dwellings do not accept cash payments but we take most cards and money can be paid directly to our bank account by transfer or standing order.
If the rent is more than 10 days late Dwellings reserve the right to add a surcharge of £18*.
When a time and date has been agreed with the tenant to carry out a visit or maintenance work (managed tenancies only) but are unable to obtain access a surcharge of £60* will be charged.

Dwellings are members of a Client Money Protection Scheme as members of UKALA (The UK Association of Letting Agents).
