Holding Deposit: The equivalent of one weeks rent holds the property for you subject to satisfactory references. If you withdraw from the application or you or any Guarantor (if needed) fail to disclose information that causes you to fail your references then the holding deposit is non-refundable
The tenant hereby agrees to pay the first month’s rent and five weeks deposit less any holding deposit already received, at least five working days before the moving in date.
Early Leaving Charge: The assured Shorthold Tenancy is a legally binding contract and is for the period of time stated on the agreement. However, in the instance whereby the tenant requests to leave before the end of the contract and by prior agreement with both the landlord and agent then an early leaving charge would apply. This is payable to Dwellings Lettings LTD. and covers additional costs due to early departure. This charge would be £350.00 including VAT. The tenant must allow access for viewings and will be liable for the rent until a suitable tenant moves into the property.
Changes to the tenancy: Where the tenants request a change in the tenancy (such as swapping tenants), the agent will charge £50.00 including VAT for the change or the costs incurred.
